VTX conducted Phase I ESAs for on behalf of the finance company of (8) eight industrial/warehouse buildings located throughout the Greater Toronto Area. The primary purpose of this assessment was to establish whether there exists evidence of actual or potential environmental contamination on the Site. In conducting this assessment, VTX followed the Client’s guidance document on ESA scope of work which adhered to the American Society for Testing and Material (ASTM) ASTM E1527-05. This ASTM standard is used across the United States. As well, VTX followed the Canadian Standards Association (CSA) Standard Practice Z768-01 (re-affirmed 2012) guidance for the completion of Phase I ESAs. VTX also assessed the property for the potential presence of asbestos-containing materials, lead-based paint, lead in drinking water, and radon. Historical records for the property were reviewed and Freedom of Information (FOI) requests were filed with the municipality and the Ontario Ministry of the Environment and Climate Change (MOECC).  VTX observed noted on-Site and off-Site environmental concerns that were considered to pose a low environmental risk to the Site and no further investigations were recommended.
